New-build properties often present a blank canvas, but they also come with unique challenges: ongoing construction activity, tight access, and the need to turn raw, unfinished ground into a refined outdoor living space. This project was no exception, but our team delivered a clean, modern design that elevated both the functionality and visual appeal of the home.
A Clean Slate With Coastal Challenges
When our team arrived on site, the backyard was nothing more than a rough construction zone—uneven ground, limited pathways, and constant movement from other contractors. The layout of the property offered no machine access, and both entrances included stairways, making equipment movement nearly impossible. Every material—from stone to pavers to base layers—had to be carried in by hand.
These challenges didn’t slow the project down. Instead, they allowed our crew to demonstrate the craftsmanship, coordination, and problem-solving that define Jax Outdoor Solutions.
Crafting the Foundation: Benda Board & 57-Stone Base
The first phase of the project involved establishing a precise and durable foundation. We installed benda board around the entire perimeter to create clean edges and clear transitions between turf, hardscape, and plantable areas.
Over that, we laid a heavy 57-stone base—critical for coastal properties where sand and moisture can shift surfaces. This solid foundation ensures long-term stability for both the synthetic turf and the paver elements that anchor the design.
A Signature Feature: Custom Diamond-Pattern Paver Layout
One of the standout features of this project is the custom diamond-pattern design created using 24″ x 24″ antique shell-lock pavers. These were inset directly into the turf, producing a modern, coastal aesthetic with clean geometry and subtle texture.
Getting the layout perfect required detailed measurements, precision cuts, and constant fine-tuning of spacing. The final result is a sharp, contemporary pattern that elevates the entire backyard and gives the space a high-end architectural look.
Patio Upgrade: From Plain Concrete to Coastal Statement Piece
The home’s original concrete patio was completely reimagined. Our team installed a herringbone shell-lock surface to add character and warmth, complemented by a bullnose edge treatment for a polished, finished look. A custom step was constructed to match the patio’s materials and proportions, ensuring smooth transitions from indoor to outdoor spaces.
To protect the home and preserve the investment, we also integrated a complete drainage channel along the patio, connecting it to catch basins that redirect water safely away from the foundation. This is especially important for coastal areas where heavy rains and shifting soil can create costly issues over time.

With nearly all materials hand-carried and all work performed within the constraints of a busy construction site, this project required patience, coordination, and craftsmanship at every stage. Yet the final result appears effortless—clean lines, balanced materials, tight cuts, and a thoughtful layout that transforms the yard from a sandy construction area into a modern outdoor living environment.
